What We're Seeing Locally
Active listings fell from 132 to 127 last week. That is the lowest count in our recent Monday Market Reports and 15 fewer homes for sale than the peak of 142 we reported in mid September.
The biggest driver is supply. Only 3 new listings came on the market, the fewest we have reported this fall, and 4 more listings left the market after being withdrawn or expiring.
Buyer activity cooled after a strong run. 4 homes went under contract, down from 8 in each of the previous two weeks. Even so, buyers have signed 34 contracts over the past five weeks.
Closings held steady at 4, close to the previous week's 5. The $291,000 median comes from just those four sales, so we would watch the longer trend rather than one week. Recent weekly medians have ranged from $165,000 to $351,000.
Price reductions eased to 7 after 9 the week before.
Kansas and National Perspective
After three straight weekly increases, mortgage rates held steady. Freddie Mac's average 30-year fixed rate was unchanged at 7.40% on October 15, still well above the 6.27% of a year ago (Freddie Mac).
Nationally, existing-home sales rose 1.5% in September to a 3.99 million annual pace, though sales were still down 2.2% from a year ago. The national median price was $417,500, up 1.3% from last year, with 4.8 months of supply. In the Midwest, sales were down 2.1% from a year ago while the median price rose 3.1% to $329,600 (National Association of REALTORS).
Kansas REALTORS statewide numbers for September are still to come, and we will share how Kansas compares once they are released.
What It Means for Buyers and Sellers
Finney County inventory is shrinking as fewer sellers list and some step back from the market. Buyers still have more choices than earlier this year, but selection is starting to narrow heading into late fall. With rates above 7%, getting pre-approved and comparing lenders can make a real difference in your monthly payment.
For sellers, less competition is a plus. The right price, condition and presentation still make the difference in getting a home under contract.
